<td colspan="3" width="637" valign="top" bgcolor="#e7f1db">Reap the tax deductible rewards of home ownershipIf you’ve purchased, sold or refinanced your home in the past year, tax season is the best time to reap the benefits of being a homeowner! Take advantage of some of these tax breaks today and you could enjoy a bigger return in April!<span id="more-370"></span></p>
<p><strong>Mortgage Interest.</strong> For most homeowners, the bulk of your mortgage payment is going towards interest – and that’s a big tax break for you! The mortgage interest on your primary residence is fully tax deductible, unless, of course your loan is more than $1 million.</p>
<p>You can also deduct late payment charges as home mortgage interest as long as the payment was not late due to a specific service received in connection with your home loan. Also, if you pay off your mortgage early and incur a prepayment penalty, you can deduct that penalty as home mortgage interest (subject to the same requirements for late payments).</p>
<p><strong>Property Taxes.</strong> Your <a title="Property tax" rel="wikipedia" href="http://en.wikipedia.org/wiki/Property_tax" target="_blank">property taxes</a> &#8211; the annual taxes based on the assessed value of your property – can also be deducted. Your mortgage interest statement may list the amount of real estate taxes you paid if your taxes and homeowners&#8217; insurance went into an <a title="Escrow" rel="wikipedia" href="http://en.wikipedia.org/wiki/Escrow" target="_blank">escrow</a> account when you closed on your mortgage. You can also review your cancelled checks to determine your total real estate tax deduction.</p>
<p><strong>Loan Points.</strong> Any points you paid to get a better rate on a home loan, are tax deductible in the year you made the purchase as long as:</p>
<ul type="disc">
<li>The loan is secured by your primary residence and it was used to buy, improve or build the home.</li>
<li>Paying points is an established business practice in your area;</li>
<li>The points are computed as a percentage of the loan principal;</li>
<li>The points are clearly defined on the buyer&#8217;s settlement statement; and</li>
<li>You put cash into your home purchase in an amount at least equal to the points you were charged.  </li>
</ul>
<p><strong>Loan Points on a Refi.</strong> The points you paid on a refinanced loan may also be tax deductible, however in most cases, the points must be deducted over the life of the new loan. So if you paid $2,000 in points to refinance a 30-year mortgage, you can deduct $5.56 per monthly payment, or a total of $66.72 if you made 12 payments in one year on the new loan.</p>
<p><strong>Interest on a Home Equity Loan.</strong> The interest on a home equity loan may be tax deductible up to $100,000. However, if your home equity loan, when combined with your first mortgage amount, increases the debt on your home to an amount more than the property&#8217;s actual value, you’ll face deductibility limits. In these cases, the <a title="Internal Revenue Service" rel="homepage" href="http://www.irs.gov/" target="_blank">IRS</a> allows you to deduct the smaller of interest on a $100,000 loan or your home&#8217;s value less the amount of your existing mortgage.</td>

			<content:encoded><![CDATA[<p><a href="http://evabradleyrealtor.com/files/2010/03/clockspringfowardlittle.gif"><img class="alignright size-full wp-image-359" title="clockspringfowardlittle" src="http://evabradleyrealtor.com/files/2010/03/clockspringfowardlittle.gif" alt="" width="187" height="133" /></a>It’s time again to move your clocks forward o ne hour.  You’ve heard that every six months when you &#8220;spring forward&#8221;, it’s a good time to change the batteries in your smoke or carbon monoxide detectors, flip your mattresses and replace screens with storms windows.  But did you also know that computer experts recommend changing your passwords to critical computer and online areas twice a year as well?<span id="more-358"></span></p>
<p>Changing your passwords to log on to your computer or access critical stored information gets you in the habit of having a different one every so often. At the same time, it reduces the chance that someone else will be able to &#8220;break in&#8221; to your computer files or online information. Experts caution though that you should n’t &#8220;sequence&#8221; your passwords to make them easier to remember. If someone gets hold of an old password of yours, &#8220;green03,&#8221; and it doesn’t work, it won’t take long for your average computer hacker to guess the new password is &#8220;green04&#8243; or &#8220;green05.&#8221;</p>
<p>It’s a good idea to have different passwords for different things. This can be hard to do in practice because there are so many things needing passwords. Experts say having a couple different passwords can be helpful. Use one for less important things like your log on to the New York Times online or an Internet message board, and another, more complex one for more important things like your online banking or the place you store sensitive business documents on your hard drive.</p>
<p>Try to vary your passwords by using things that aren’t easy to guess or find out, like your Social Sec urity number, your birthday, or child’s name. Another good idea, experts say, is including both letters and numerals in passwords. A good way to do this is to substitute numbers that look most like the vowels for a, e, i and o. &#8220;A&#8221; can be &#8220;4&#8243;, &#8220;E&#8221; can be &#8220;3&#8243;, &#8220;I&#8221; can be &#8220;1&#8243; and &#8220;O&#8221; can be &#8220;0&#8243;. A password for an &#8220;agent&#8221; might be &#8220;4g3nt.&#8221; These letter/number combinations are harder to guess but also, harder for a hacker to remember if they somehow are able to see them very briefly.</p>
<p>Whatever you do to make it easy for you to remember your passwords but hard for others to guess, consider changing your passwords when you change your clocks, detector batteries and replace any broken sprinkler heads. You may be very glad you did!</p>

			<content:encoded><![CDATA[<p><a href="http://evabradleyrealtor.com/files/2010/01/cityhall.jpg"><img class="alignleft size-full wp-image-299" title="cityhall" src="http://evabradleyrealtor.com/files/2010/01/cityhall.jpg" alt="" width="229" height="107" /></a>For 12 years now my husband and I live in <a title="Tracy, California" rel="geolocation" href="http://maps.google.com/maps?ll=37.7380555556,-121.433888889&amp;spn=0.1,0.1&amp;q=37.7380555556,-121.433888889 (Tracy%2C%20California)&amp;t=h" target="_blank">Tracy</a>, 26 miles east of the Dublin &#8211; Pleasanton area.  Moving to Tracy from Sunnyvale was quite a lifestyle change for us; our lives were all of the sudden more relaxed and better. Tracy still has that small town feeling, where <a href="http://www.tracypress.com" target="_blank">Tracy Press</a>, the local newspaper, still lists the reason daily why the police and fire department was called out.   Schools are excellent and neighbors are nice to each other. </p>
<p>Tracy is a sleeper town, which means a big portion of its population, my husband included, is commuting to work to the <a title="San Francisco Bay Area" rel="wikipedia" href="http://en.wikipedia.org/wiki/San_Francisco_Bay_Area" target="_blank">San Francisco bay area</a> day after day.  With affordable home prices and close proximity to the Silicon Valley many are attracted to move to Tracy and Mountain House area.<span id="more-297"></span></p>
<p>There is only one thing that is not so desirable about living in Tracy: the commute. Prospecting homebuyers beware; you are strongly advised to keep in mind that you will be spending a lot of your time on the road traveling to and from work.  If you are fortunate and able to use the <a title="Altamont Commuter Express" rel="wikipedia" href="http://en.wikipedia.org/wiki/Altamont_Commuter_Express" target="_blank">ACE Train</a> or carpool you <a href="http://evabradleyrealtor.com/files/2010/01/ace_station.jpg"><img class="alignright size-full wp-image-298" title="ace_station" src="http://evabradleyrealtor.com/files/2010/01/ace_station.jpg" alt="" width="184" height="117" /></a>are set.  But if you need to use your own vehicle and commute back and forth, sooner or later it is going to take a toll not only on you but also on your vehicle.  Commuting is not for everyone; it is stressful and while some can handle it, others can’t. Although the widening of Hwy 205 last year gave us a bit of a relief, the roads are still congested, especially during peak commute.</p>
<p>My suggestion is that if you are thinking of buying a property in Tracy or surroundings, do some traveling during the peak commute time to check out just how much time you would need to spend on the road.  Hom<a href="http://evabradleyrealtor.com/files/2010/01/sports_complex1.jpg"></a>e prices are a lot lower here than in the Bay Area and interest rates are still in your favor; living in Tracy is well worth it.  It is good to live here!</p>

<p>If you search for &#8220;bi-weekly mortgage&#8221; with an Internet search engine, you will be overwhelmed by the number of companies offering &#8220;Bi-weekly Mortgage Reduction Services&#8221; or &#8220;Bi-weekly Savings Programs.&#8221; Beware, you are entering dangerous waters.</p>

<p><strong>Beware of Bi-Weekly Mortgage Reduction Services and Savings Programs</strong></p>
<p>These &#8220;Reduction Services&#8221; and &#8220;Savings Programs&#8221; are charging you fees to &#8220;make a bi-weekly mortgage payment&#8221; for you. The enticement is that they will save you an impressive amount of money on your mortgage and reduce the number of years you pay on your mortgage.</p>
<p><strong>The enticement is</strong> that they will make bi-weekly mortgage payments for you.</p>
<p><strong>The real story is</strong> that they are not actually making bi-weekly payments on your mortgage. <em>They are</em> <em>making bi-weekly deductions </em>from your bank account. These funds are placed into an account from which your monthly mortgage payment is made (which only takes 24 deductions &#8211; but during the course of a year 26 deductions will be made from your account). With the extra 2 deductions, the &#8220;Service&#8221; makes an additional mortgage payment. In other words rather than making 12 mortgage payments, 13 payments are made.</p>
<p><strong>The enticement is</strong> that they are providing a special service to you that would either not be possible for you to get on your own or that you won&#8217;t have the time or discipline to make it happen.</p>
<p><strong>The real story is</strong> that you can easily make an additional mortgage payment each year. An easy way to do this is to have your mortgage payment automatically deducted from your account each month with an additional 1/12 payment to be applied to the principal amount. At the end of 12 months, you will have made an additional payment. And you won&#8217;t have to pay any fees to a &#8220;Service&#8221;.</p>

<p>Look to low mortgage interest rates, bargain home prices and other favorable market conditions to give you the resolve to consider home sweet home in your list of must-dos in the New Year.</p>

<li>Join the nearly 18 percent of Americans who say they&#8217;ve resolved to become a first-time homebuyer in 2010, according to a new&nbsp;<a href="http://Move.com" title="http://Move. " target="_blank">Move.com</a> survey. That&#8217;s both a smart move and a timely one. Mortgage rates are at record lows, prices are down and the $8,000 first-time home buyer tax credit has been extended until April 30, 2010. It&#8217;s also been expanded to include a $6,500 tax credit to move-up buyers. </li>
<li>More than 15 percent of those who responded to the survey said saving money to purchase a new home is their top real estate resolution for the New Year. Resolve with them to learn the best way to budget, plan ahead and save money.</li>
<li>Nearly 40 percent say No. 1 on their list of resolutions is starting a home improvement project. Cheap home equity money should help them not only start, but also complete the job.</li>
<li>The&nbsp;<a href="http://Move.com" title="http://Move. " target="_blank">Move.com</a> survey also found 9.1 percent most wanted to fix their credit so they can buy a home next year. To get started all you need to do is take a look at your next credit card statement for a toll free number directing you to counseling help. That&#8217;s part of the new, but little-known mandated disclosure provisions in the Credit Card Accountability Responsibility and Disclosure Act of 2009 (CARD Act).</li>
<li>Nearly 16 percent are wisely considering buying an investment property as their top resolution. They couldn&#8217;t have picked a better time in the last half decade. Another&nbsp;<a href="http://Move.com" title="http://Move. " target="_blank">Move.com</a> survey recently found more than 12 percent of homebuyers today plan to purchase a home as an investment, compared to less than half, only 5.6 percent, just seven months ago, thanks to more attractive investment conditions.</li>
<li>&#8220;If you anticipate inflationary conditions in the future, investment property could be a good bet to hedge against it,&#8221; said Nancy Osborne, chief operating officer of&nbsp;<a href="http://Erate.com" title="http://Erate. " target="_blank">Erate.com</a>, a Santa Clara, CA-based financial information publisher and interest rate tracker. <br />
